If you manage property in Japan and you’ve ever collected three renovation quotes hoping to pick the best value, you’ve probably noticed something frustrating: you can’t actually compare them. One contractor gives you a single line — “bathroom renovation — ¥450,000.” Another breaks it into eighteen lines: demolition, waterproofing, tile (labour), tile (materials), plumbing (drain), plumbing (fixtures), disposal, permit filing, and so on. The totals are similar, but the scopes are invisible.

This isn’t incompetence or deception. It’s just how Japanese contractor estimates work — and if you don’t know what to look for, the cheapest quote may cost you more in the end.
